What happens onsite

Intake
Owner/manager intake and review of known work, open issues, and recent repairs.

Physical review
Approximately 1 hour onsite for a visual, non-invasive review of accessible interior, exterior, site, and amenity conditions.

Photography
Ground photography of material conditions. Permitted aerial roof/site context when included in scope.

Persistent IDs
Material findings documented by exact area and a persistent finding ID.

Classification
Each finding classified separately by condition, required timing, and workflow status.

Planning allowances
Planning-level local cost allowance with confidence and estimate basis—not a contractor quote.

Handoff
Your report is delivered within 5 business days of the property visit, followed by a brief owner report-review call.

Annual verification
Repair verification and like-for-like photo comparison on the next review.

- Approximately 1 hour onsite. Unusually large or complex properties may require a separately confirmed scope.

- Your report is delivered within 5 business days of the property visit.
- Systems
- Accessible equipment and controls are visually observed. Equipment, systems, and alarms are not tested.
- Inaccessible areas
- Spaces that cannot be safely accessed—including attics and crawlspaces unless expressly included—are recorded as not reviewed.
- Roof / aerial
- Roof observations are included where safely visible from the ground. Permitted aerial capture may be added when specifically scoped.

- —Visible staining, damage, deterioration, or repeated temporary repairs
- —Accessible mechanical equipment and controls as visually observed
- —Smoke and carbon-monoxide alarm presence where visible and accessible
- —Accessible pool, spa, patio, dock, and specialty amenity areas as visually observed
Property oversight visits are visual and non-invasive. Equipment, systems, and alarms are not operated or tested.
What it is not
- —Not a licensed home inspection
- —Not an engineering assessment
- —Not a code inspection
- —Not a guarantee that all defects will be found
- —Not a substitute for qualified specialists
When a finding appears to require licensed evaluation, it is classified and referred—not diagnosed beyond visual scope.
Smoke and carbon-monoxide alarm presence is observed where visible and accessible. Testing, placement verification, functionality, and code compliance are excluded.
